Can AI Tell You What Your Property Is Worth on Vancouver Island?
We've had several people recently share the property values they've received from AI. While these tools can be useful for researching real estate, there are some limitations to keep in mind when using them to estimate your property's value.
AI can provide information and may find comparable listings online, but the accuracy of an estimate depends on the information available and how it's used. Generating a number is one thing; determining what a property is likely to sell for in the current market is another.
Why Sold Comparables Matter
One of the most common ways people try to estimate their property's value is by asking ChatGPT. While it may be able to find property listings and some information online, it doesn't necessarily have access to complete, up-to-date real estate sales data.
Another thing to keep in mind is that AI tools like ChatGPT are designed to respond to the way a question is asked and the information provided. This means the wording of a question and the assumptions behind it can influence the answer. If someone asks AI to estimate their property's value, the result may sound convincing without being based on reliable sales data to support the number. If you're looking for an objective estimate of your property's market value, an AI-generated response isn't necessarily an independent assessment supported by current sales data.
Even when comparable sales are available, they need to be carefully reviewed to determine how similar those properties actually are and how their differences affect value.
When preparing a valuation, we look at comparable properties that have actually sold, how recently they sold, and exactly how they compare with the property we're assessing. We also consider current listings to understand the competition and what buyers have to choose from.
Asking prices can provide useful context, but they don't tell us what a property will ultimately sell for.
Why Property-Specific Details Matter
A property's value isn't determined by its square footage, lot size or location alone. Its condition, features, improvements and current market conditions all play a role.
This is particularly important with Vancouver Island acreages, where usable land, zoning, water, septic systems and outbuildings can make a significant difference in value.
Two properties with the same number of acres can have very different values depending on what the land offers and how the properties compare.
How We Value Vancouver Island Properties
When we prepare a property valuation, we start by understanding the property itself and doing an in-person visit. We then compile data and research comparable sales and assess how they compare.
We consider the differences between properties, review current market conditions and use our experience working within the Vancouver Island real estate market to arrive at a realistic estimate of market value.
With unique homes, farms and acreages, finding suitable comparables can take more research. We often spend days on a single valuation to ensure our suggested price is as accurate as possible. Sometimes there isn't a directly comparable sale, and we need to look at several properties to develop a well-supported estimate.
Our goal is to provide a valuation based on actual market evidence, not simply generate a number.
What About BC Assessment?
On Vancouver Island, when we're determining what a property is worth on the current market, we look at market value, not BC Assessment value. BC Assessment uses property information and mass appraisal methods to estimate assessed values. While these assessments can be a useful reference point, BC Assessment generally doesn't conduct an in-person inspection of every property to assess its current condition, renovations or unique features.
Your property may have undergone significant improvements, require substantial repairs or have features that make it more desirable to buyers. These details can affect market value but may not be fully reflected in your assessed value. BC Assessment values are also based on a July 1 valuation date in the previous year, meaning they may not reflect more recent changes in the market.
When we're preparing a property valuation, we look at comparable sales, the property's specific features and current market conditions to estimate what a buyer would realistically pay for it today.
Curious What Your Property Is Worth?
AI can be a starting point for researching real estate, but it's important to understand what information an estimate is based on and whether that information supports the number it provides.
If you're curious about the current market value of your Vancouver Island property, we'd be happy to help. We research comparable sales, consider the features specific to your property, and prepare a robust valuation package for you to keep.
